I Hate Mold!!!
I hate mold. If I could, I would destroy all the mold in the world lol. It can cause so many issues during a real estate transaction. I recently sold a home in St. Clair Shores. The buyer's inspector found mold in the attic. It was a significant amount. Apparently there was not enough attic ventilation, which greatly increases your risk of mold.
We ended up having multiple contractors come out and bid on the job. The sellers had the mold situation remedied. They also had new ventilation installed and all new insulation. This was an average size job. Usually jobs like this can range in the 3-5k range. You want to make sure that you hire a licensed and certified contractor to handle jobs like this. The buyers for the home were very nervous about the transaction. Anytime the word “mold” comes up it strikes fear into people. Automatically they assume it’s “black” mold and that it’s going to be a huge problem. That is usually not the case but, you still want to hire a professional to steer you in the right direction.
One of the top causes of lawsuits in real estate is a seller lying on a sellers disclosure statement. A seller has to disclose any defects the property has that they know about. In a situation like this where the seller didn’t know about it, there is nothing to worry about. Once the inspector discovered it the ball is now in our court. The seller knew he had to fix it to sell it, so we negotiated with the buyers and agreed that the seller would handle all necessary repairs. In the end, everyone was happy.
You should check your attic regularly. Look for leaks, condensation, and mold. Mold can be a big roadblock during a real estate transaction, but it doesn’t have to be a deal killer.
