I listed and sold a property last week that I think may help buyers who are struggling to get an offer accepted. It’ not uncommon to offer on 4-5 properties before getting a house. That is where we are at in today’s market. This particular property had 3 offers on it, and they were all very similar except for one. The offer was for full price, and it was a conventional loan. However, there was an addendum to the purchase agreement. It stated that the buyer was willing to pay $1,000 above the appraised value. Think about that. 3 offers all very close but this one they were willing to overpay! That’s music to a sellers ears. You see normally if a property doesn’t appraise the buyer asks you to drop the price and the seller never wants to. I mean who wants to leave money on the table? So in this particular instance my sellers are going to know that at the end of the day they got $1,000 more than the property was worth. I love it! What a great feeling. That was a very clever addendum to send with the offer. If you as a buyer are in the situation to do that, you may want to consider it, especially if you love the home. I have seen many times where a property doesn’t appraise, and a buyer pays out of pocket because they want it so bad. But this was the first time I had an offer come over saying such. And that was the difference between this buyer getting the house he wanted and not getting it. The little things count! I am ready for a huge November. All the sellers and buyers who seemed to hibernate when school started are back on the prowl trying to get in before the holidays. We can do it! But you gotta move fast!
