Offer Accepted Now We Wait!

So here we are, you have found the home of your dreams, and we submitted an offer.  Now what?  Here is a list of things to do.......and not to do while waiting to hear back from the seller.  

The things you shouldn't do......

1.  Spend much time worrying about it.  If you understand the market, you can rest in knowing that you wrote the best offer you could.  If it goes for more than you offered keep in mind, you couldn't have afforded it anyways.

2.  Spend much time picking out paint and other decor options.  Sure you have an idea of what you want to do to the home.  Just don't spend a ton of time in details that may not matter in the end.

3.  Don't develop the "One that Got Away" Mentality.  It could take a few offers before you get your offer accepted.  Keep in mind that there will always be another one.

4.  Don't get discouraged.  Right now in the Metro area it is 110% a sellers market.  There  is a ton of people fighting over few homes.  Getting mopey and or constantly whining is going to do nothing but annoy me Lol!  Just kidding!  Keep smiling and know you will find one!    

5. Last but not least  don't invite your family and friends over to see a home that you can't even call your own!  I have had so many people asking if we could run back through bank owned homes while we wait so they can show friends, and family.  There is a time and a place for that. It's not while we are waiting to hear if they accepted our offer.

Things you should do.....

1.  Pray!  Lol!  It's very competitive out there.  Write the best offer you can and pray it gets accepted!

2.  You should continue looking.  The good ones sell so fast if we know it will be a few days before we get a response we don't want to stop looking and miss out.

3.  Medicate! Haha!  Whatever helps!  It can be tough to wait!  

4.  You should keep in mind that no home is "perfect" and the one that seems perfect usually becomes imperfect after they decline our offer! I usually hear things like  "The Master Bedroom was a bit small!" LOL!

5.  And last but not least Thank me when we get an accepted offer!
