Why A Pre Approval Is Important

I have blogged about this topic before; however, I feel I need to revisit it. This past week I have had a few conversations with potential buyers about getting pre approved to buy a home.  This is the first step in the home buying, and sometimes the home selling process.  Sellers need to know what their options are after they sell and buyers need to know what they are capable of buying.

So often a potential buyer will call me to preview a home, and they haven’t spoken with a lender yet.  I understand that most especially first time home buyers don’t understand the process, and that’s why I thought we should revisit this.  First and foremost it’s not fair to a seller if you bring someone into their home and they are not qualified to buy it.  A lot can go into showing a home.  The sellers sometimes have to pack up their whole family for hours at a time to accommodate the potential buyers.  If this buyer hasn’t even spoke to a lender, you're completely wasting the sellers valuable time.  Another issue with trying to view homes without being pre approved is “who are you?” Think about it.  If I am going to meet with a stranger and show them someones home that contains valuable items, shouldn’t I at least know whom you are?  When I receive a pre approval, I immediately call the lender and check in with them.  I want to make sure that it’s a solid pre approval and of course meet the lender that  I will be working with.

It’s like a check and balance game.  The sellers have confidence in the fact that the professional Realtor that is showing their home has done his due diligence in making sure the potential buyer is first of all qualified, and secondly not some random person casing the joint out!  Can ya dig?  Lastly it also keeps me from wasting my time.  I say lastly because my clients time is the most important.  But I don’t like to waste my time either.  In this business,  you can spend a lot of time spinning your wheels with people who just aren’t serious.  And you know what they say, “Ain’t nobody got time for that!?  Haha!
